A well cared for garage door can last for years with the proper maintenance. That means that caring for your garage door properly, is essential for it’s longevity.
There are some easy things you can do for your garage door every month, quarter and year, to keep it well maintained and working hard for you! Many of these things you can do yourself, or you can schedule a quarterly maintenance appointment with a professional garage door company to take this off your plate.
This is pretty easy to check for every season and only takes a few minutes. The sealant helps to protect your garage door from cold and hot air, as well as moisture. Simply take your finger and run it along the seal every time the season changes to check for tears or cracks. If you feel any, call a professional garage door tech to repair the sealant.
Checking your sealant during the season change is not just a convenient reminder, but when seasons change, the weather can sometimes abruptly change as well. This is when your sealant is more vulnerable, so it makes it an even better time to check.
Every month, spend 5-10 minutes wiping down your garage door tracks. While you do this, check for any dents or bumps in the track. These imperfections can cause the door to go off-track, which will cost you money to fix!
Cleaning the tracks removes any debris or residue that has built up on the tracks, which helps performance. Make sure to take a dry rag when you’re done and dry the tracks fully.
Once you’re done cleaning your tracks, you can quickly grab a can of lubricant and spray your doors. This helps your door run smoothly, and quiet any noise that might be associated with the parts not being lubricated enough.
We don’t recommend using WD40 as a lubricant. Instead, you can purchase a silicone or lithium based spray, which works great for lubricating your garage door! Spray the lubricant on the metal rollers that have ball bearings, all hinges, the chain rail and the arm bar.
Make sure you DON’T spray the chain, your springs, or the bottom of the chain rail.
These three things done monthly and quarterly are a great way to maintain your garage doors, and keep an eye on anything that might soon develop into a bigger problem. 5-10 minutes a month can make a difference!
